What is the difference?
Listings are properties publicly advertised on MLS. Anyone can find them, and competition is open.
Exclusives are off-market opportunities shared privately through broker networks. They never appear on MLS, they are anonymised to intersection level, and full details are released on request. Roughly three quarters of commercial inventory in the GTA trades this way.
Until the MLS feed is live, the inventory you cannot get anywhere else is already here.
